You are so smart yet can't answer my question. I see people asking 80%+ above spot in sales threads that seems like they don't "learn the game before they play" and end up as bag holders and don't understand basic economics.

Never thought of myself as being smart, all I did was read information that everyone has access to.
I however, I did answer your question, you’re worried about paying more tax and gave you solutions that work legally.
I guess not everyone enjoys that sort of thing.

I jumped to the conclusion that you were worried about it because you asked about it.
If the government lowers the cgt then that means you’d have to pay more tax, yes?

Heres an option....
increasing deposit requirements for investor purchaces by CPI%.
And easing that in until the rate hits 50%.

That will tie the housing market to the inflation rate in a meaningfull way.
over the first few years, the investor capital locked into the actual market they are in becomes "less leveraged" where the CGT on future sales is from funds in the system, not appreciation speculation, and will be drasticly more impactfull as CPI and inflation increases.
i.e... inflation, causes higher commitment to maintain capital against assets.

IMO.
 
25% CGT doesn’t really affect the property investor building wealth, they never sell, each property is used as leverage for the next.
I’m guessing they are targeting boomers on their last legs. A little something extra on top of existing cgt and death tax.

Correct. If they sell they wound pay more tax. True.
But as you mentioned, big investors run offsets on interest paid on their loans, and scale the holdings relative to capital underpinning the housing stock they hold for the rent and benefits.
The market exposure then, is more about the leverage, so long as that doesnt change, the market wont cease up.

They'd just lock in profits by doing a flip before the rules take effect.

CGT rule changes seek to profit (in additional tax) by threatening the market with a volitile drop, impacting investors who dont have the deep pockets and bank favors/credit. And the ones with those pockets will buy that dip right up.
And then the next price boom begins..

That solution wont solve shit.
Except if/when they expand scope to cover all assets.
Then its implemented with talk on realestate as a focus/cover, for promoti9n... and us PM investors gotta switch from bullion to collectables.
And start a fashion trend in incrediably expensive jewellery.

As shiny has mentioned also.
Gov doesn't spend from savings...
So the need for tax like its something were missing out impacting our budget for things is...

Not so sure, maybe a distraction for what’s really coming…….more rate hikes more inflation. As long as they look like they’re doing something without reality doing anything
Either way, we just have to adjust to the game
