Personally, I wouldn't pay out the mortgage. I would rent the property out and become a renter myself. Let inflation erode the debt. Leverage up using the offset monies with high yielding investment properties (9% + gross yield).
That is successful property investing without any capital growth...

Save excess funds in an offset account as a buffer, this still leaves your options open and gives you some breathing...

I've noticed if buying the kilo pamps from goldstackers you can save around $5 per bar by getting the buy backs without certs. Do you guys do this, or pay the few extra bucks for new ones with certs?

I am buying unallocated in small amounts regularly, purely because I want to stack some badass 100oz bars but can't afford to buy them off the bat.
It's also a savings strategy that suits me well.
I have bought small amounts of unallocated during this closure period and they are pooled business as usual, so while they may not be responding to email queries, you can still be buying.
