Greater Fools? Lesser Fools? Cute Colours? Quality of Manufacture? COAs? What elevates a Coin into an object of value in its own right and not just a reflection of it's issue price or spot?
Too simple. Demand for coins at issue time can be huge, but as we all know a year later they are often lagging at or under issue price.
^^ This does not constitute a collectible IMO.... it constitutes a novelty on release, with price pushed up by flipper-hopefuls and speculators. This has also been seen on the stock market with IPO's. 'Demand' may sound too simple, but the bottom line is, a collectible is only a collectible when other collectors want it.... otherwise it is just another coin.
Nicely Designed coin with average Size and low Mintage from reputable Maker who provides Packaging and good Quality of Capsule. Fancy Packaging like Box and Outer with cute Pics are very helpful. Don't forget Rarity. Quality of Manufacture and COAs do matter as well so now it's not too simple isn't it?

"Demand" is not a complete answer at all. The complete answer would be what features and factors drive demand (and to what degree). Answering that would be a complete answer. I believe, based on my limited experience, that all of the factors noted by Eureka actually can, to varying degrees, influence demand. Which factors have strongest influence is more difficult to answer....for me. Good question Eureka.
So what makes a Red Back proof coin worth $1000 ? I've seen one in the flesh and I don't get it - to me it's just a spider printed on a silver coin. It has the same packaging, size, mintage, maker, rarity etc as many other proof coins The other coins in the same deadly and dangerous series are not worth even one fifth of the red back. Why is that particular coin so much more desirable to collectors ?
GREED. There must be sufficient people sharing the same belief that a particular coin, or anything under the sun for that matter, will appreciate in value by many folds and that there is MONEY to be made by having in their possession this coin or item. Demand, with reference to collectibles, is driven primarily by GREED. And greed is a very powerful emotion that will defy logic and reasoning.
